In Florida, Your Insurer Reads Your Roof's Birthday — Not Its Condition.

Florida law protects a roof under 15 years old: an insurer can't refuse to write coverage on age alone until it crosses that line. After 15 years, that protection is gone. Carriers inspect. Citizens requires it. Some non-renew. Some surcharge. Some simply decline to write the policy at all — on a roof that isn't leaking and hasn't failed.

And asphalt shingles in Florida conditions are commonly put at 12 to 15 years of service life, against 20 to 25 in milder climates. The black streaks

They're algae — a blue-green algae that thrives in Gulf humidity and feeds on the limestone filler inside asphalt shingles. It doesn't settle on a healthy roof by accident. It takes hold where the granules have thinned and the surface holds moisture, which is to say it grows exactly where the shingle has already started losing its oils. By the time you can see it from the driveway, the roof underneath has been going for a while.
